Before showings begin

Decide the practical details first.

Talk through access, notice, pets, occupants, security, and scheduling before the listing becomes active. A workable plan is more likely to remain consistent throughout the sale.

Scheduling

Choose reasonable showing windows, preferred notice, and any times that must remain unavailable.

Access

Use the approved showing and lockbox process. Never publish entry instructions or access codes openly.

People & pets

Plan where occupants and animals will go, including what happens when short-notice requests arise.

Privacy & security

Secure medication, documents, valuables, financial information, weapons, keys, and identifying personal material.

A repeatable routine

Keep the showing reset simple.

Before leaving

Open appropriate window coverings, turn on agreed lights, handle temperature and odors normally, tidy main surfaces, and follow the pet plan.

During the visit

Sellers generally give buyers space to view the home with their representative. Special occupancy or safety needs should be planned in advance.

Afterward
